What it costs to build in Banderas Bay

There is no reliable price per square metre for Banderas Bay, because the same design costs very differently on a flat lot in Bucerías than on a hillside in Boca de Tomatlán. A serious budget is issued as a line-item schedule with unit prices, where every item can be compared and audited separately.

Why price per m² misleads

It is convenient for the builder and opaque for the client. When something unexpected appears — and on site it always does — there is no way to verify whether the overrun is legitimate or whether the opening number was simply wrong.

What moves cost most here

• Topography. Retaining and earthworks on a slope can be a line item that barely exists on a flat lot.
• Access. A lot a concrete truck cannot reach changes the entire construction system.
• Level of finishes. The widest variable by far.
• Special systems. Large cisterns, pumping, air conditioning and solar provisions.
• Season. Building through the rains means downtime that somebody pays for.

How to read a budget

• Every item should have a quantity, a unit and a unit price. If it says "finishes: lump sum", it is not a budget, it is a number.
• Site preparation should be there. Clearing, layout and earthworks are frequently omitted and appear later.
• It should state what is NOT included. An honest budget has explicit exclusions.
• The programme should tie to line items, not just to dates.
• Payment terms should follow verifiable progress, not the calendar.
