These are the most requested finishes in the bay and the ones that age worst when applied badly. ArquiVal executes them with its own trained crew, never subcontracted, and documents every coat.
- Polished plasterFine mineral coating troweled to a polish over the wall. Continuous, seamless surface with controlled veining. Ideal for interior walls and sheltered exteriors.
- Polished stuccoLime or cement base with a burnished finish and slight sheen. More visual depth and better resistance to coastal humidity.
- MicrocementThin-layer system with sealer, applicable over an existing floor without demolition. 2 to 3 mm thick, walkable and suitable for bathrooms.

What does a maintenance plan cover for a house that sits empty for months?
Scheduled inspection of waterproofing, plumbing, electrical, hardware and moisture, plus a photo report after every visit. It is built around the owner’s calendar and around the bay’s rainy season, June through October, which is when most failures appear.
What is the difference between microcement and polished plaster?
Polished plaster is a fine mineral coating troweled over a wall, minimal thickness, visible veining. Microcement is a multi-coat system with sealer, 2 to 3 mm, that does resist foot traffic and moisture, which is why it goes on floors and in bathrooms. For decorative interior walls, polished plaster is usually enough and costs less.
Can microcement go over an existing floor?
In most cases yes, provided the slab is level, free of rising damp and has no loose pieces. It is applied over existing tile or concrete after surface preparation, which avoids demolition and cuts both time and cost.
What does it cost to build a house in Banderas Bay?
It depends on the level of finishes and on the topography of the lot. ArquiVal quotes by line-item schedule with unit prices, not by a closed price per square metre, so every item can be compared and audited. The site visit and initial estimate are free within the bay.
Does ArquiVal handle building permits?
Yes. Drawings, municipal licences and permits before Bahía de Banderas, Nayarit or Puerto Vallarta, Jalisco are part of the new-construction service and of any remodel that requires them.
Do you work with owners who live outside Mexico?
Yes. A large share of our work in Punta de Mita, Sayulita and San Pancho is for owners based in the United States or Canada. We provide weekly photo reports, line-item progress and communication in English or Spanish.
What warranty do you offer?
Work is handed over with a written warranty, with term and scope defined per line item in the contract. Finishes applied by our own crew include a follow-up inspection after handover.
