ArquiVal provides scheduled preventive maintenance for homes, offices and branches in Banderas Bay and Puerto Vallarta: waterproofing, interior and exterior painting, plumbing and electrical inspection, and moisture control. Every visit comes with a dated photo report, designed for owners who are not in the bay year-round.

Why a coastal home needs scheduled maintenance
Salt, humidity and heavy rain between June and October degrade waterproofing, hardware and building systems far faster than inland. A beachfront house that is not inspected before the rainy season typically shows leaks by the second or third year, and the repair costs several times what prevention would have.
The bay’s calendar is predictable: the window for waterproofing runs February to May, when the roof is dry and there is room to cure. Waterproofing in August, over a wet slab with rain coming, is paying for work that will fail.
What a maintenance visit covers
- Waterproofing on slabs, parapets, downspouts and skylights.
- Moisture detection in walls, ceilings and areas in contact with the garden.

A large share of the houses in Punta de Mita, Sayulita and San Pancho belong to owners based in the United States or Canada who use them a few weeks a year. For them maintenance is not an upkeep expense, it is the only way to know what is happening at their property.

How often does waterproofing need redoing on the coast?

Can you maintain a house you did not build?
Yes, and that is most cases. The initial assessment exists precisely for that: to establish the real condition of the property before committing to a calendar.
