What does it cost to build a house in Banderas Bay?

Cost depends on the level of finishes and on the topography of the lot, which varies enormously here: a flat lot in Bucerías and a hillside in Boca de Tomatlán do not price the same. ArquiVal quotes by line-item schedule with unit prices so every item can be compared and audited. The site visit and initial estimate are free within the bay.

Be wary of a closed price per square metre. It is convenient for the builder and opaque for the client: when something unexpected appears there is no way to verify whether the overrun is legitimate. With a line-item schedule, every change is measured against an agreed unit price.

Does ArquiVal handle building permits?

Yes. Drawings, municipal licences and permits before Bahía de Banderas, Nayarit or Puerto Vallarta, Jalisco are part of the new-construction service and of any remodel that requires them.

How long does a 250 m² house take?

Ten to fourteen months from construction start, permits aside. Lot topography, level of finishes and the rainy season are the three factors that move that timeline most.

Will you build someone else’s design?

Yes. We can execute an outside project or develop it ourselves. When the design comes from elsewhere we ask for a prior review of drawings and systems before quoting, so we do not inherit problems that get paid for later on site.
