Design and budget

Permits
Building licences and municipal permits before Bahía de Banderas or Puerto Vallarta.
Supervised execution
Structure, systems and carpentry with an on-site superintendent, payroll control and weekly photo reports.
Finishes and handover
Fine finishes, punch list, detailed cleaning and handover with a written warranty.
Why we publish the process
Because most conflicts on residential projects are not technical, they are about expectations. The client thought something was included; the builder thought they had discussed something else. Publishing the process with deliverables per stage is the cheapest way to avoid it.

How billing works
Against verifiable progress, not against the calendar. Each payment corresponds to completed line items that can be checked on site, not to a contract date. It is more administrative work for us and it is the only way a client can know that what has been paid matches what has been built.
When something changes
Something always changes. A change of scope is priced against the unit prices already agreed, approved in writing and folded into the programme before it is executed. Nothing gets built on a "we will sort it out later" — that phrase is the origin of almost every project that ends badly.
